Mixed Use

Mixed use developments provide the property owner with an opportunity to optimize the development potential of a site. Depending upon the regulations within the jurisdiction, a property may be developed with two or more uses at a density of intensity of development that fully (or substantially) permits each use without discounting for the other use(s).

For example, in the City of Monroe, multiple family residential is a permitted use in its Professional Office zone. As long as the maximum coverage is not exceeded, the maximum residential density and the maximum professional office space can be developed at the same time.
